Morningside Land agrees a fixed price with you today, above what your property would sell for now. We fund and run the planning application. If permission is granted, we complete at the agreed price. You stay in your home throughout. The cost and the risk are ours.
Four steps. We carry the cost at every one.

Assessment
A 15-minute call and a desk review by our planners. Within ten working days we tell you whether your plot could take new homes, and roughly how many.

Terms and agreement
A written proposal within three weeks: a fixed price, with our costs and yours paid by us. Once agreed, solicitors draw up the option agreement and we both sign it.
- 03
Planning
Our planners and architects design the scheme, consult the council and submit the application. We pay for all of it.
- 04
Completion
When permission is granted we buy at the agreed price, or a housebuilder buys the consented site and completes with you on the same day.
